What Professional Annual Servicing of a Condensing Boiler Includes

1. Visual Inspection and Environment Check

The technician starts before even opening the boiler. He looks at the installation as a whole: whether there are traces of corrosion or moisture on the boiler or piping, whether pipe insulation is damaged, whether condensate drainage is properly routed, and whether the room where the boiler is located is adequately ventilated. If the boiler draws air from the room (the so-called open/room-sealed version), he checks whether there are chemicals, aerosols, or halogenides nearby that could damage the heat exchanger.

The burner is the heart of the boiler. In a condensing boiler it's usually either steel, or – in more modern units – a ceramic/mesh premix burner.
