Of all gas heating appliances, the condensing boiler is technologically the most advanced. That's exactly why it requires systematic, regular and professional care. It's not enough to have a service technician "take a look" at it for five minutes once a year, right before winter arrives - and then wonder why the boiler reported a fault in January and you had to heat with electric heaters for three days. Over the years we've been involved in heating technology, we've seen dozens of situations where the homeowner had a beautiful, expensive boiler but neglected basic care. The result? Premature replacement of the heat exchanger, a clogged pump, a worn-out expansion vessel - and a bill that could easily approach the price of a new boiler.

In this article, we'll show you everything that needs to be regularly checked on a condensing boiler, what you can handle yourself, and what belongs exclusively in the hands of a certified service technician. We'll give you specific values, intervals, procedures and practical tips.

Why maintenance of a condensing boiler differs from a standard gas boiler

A condensing boiler works on a different principle than standard low-temperature or atmospheric boilers. It uses condensing heat - i.e. the energy released when water vapor in the flue gases changes from a gaseous to a liquid state (condensate). For this to work properly, the boiler must operate at low return temperatures (ideally up to 55 °C, optimally around 30-40 °C). This principle brings higher efficiency (up to 109% relative to the calorific value of gas), but at the same time requires all components to be in perfect condition.

The condensate produced during this process is slightly acidic (pH 3.5-5.5). If the condensate drainage system doesn't work properly, it can damage internal components, cause corrosion and clogging. In addition, condensing boilers work with a modulating burner, electronic controls, a pump and other active components - each of which requires regular attention.

Who may perform servicing of a condensing boiler - and what you can do yourself

This is the first thing that needs to be clearly separated. Slovak legislation (Decree No. 508/2009 Coll. and related standards) clearly stipulates that servicing of gas appliances may only be performed by a person with a valid authorization (gas fitter, service technician certified by the manufacturer). This applies to all tasks related to the burner assembly, gas valve, electrical components and the flue gas path.

On the other hand, there is a whole group of tasks that the boiler owner can and should do themselves - without any authorization. These activities are important because many faults arise from ordinary neglect, not technical defects. Let's take a detailed look at both groups.

What the owner can do themselves

  • Checking the water pressure in the system (pressure gauge on the boiler)
  • Topping up water into the system via the filling valve
  • Bleeding air pockets from radiators and pipes
  • Visual inspection of the installation site (leaks, moisture)
  • Cleaning the outer casing of the boiler
  • Checking and cleaning the condensate drain siphon
  • Checking the function of the thermostat and controls
  • Resetting the boiler after a fault (if permitted by the manufacturer's manual)
  • Unlocking the pump (if the boiler has stopped and the technician has explained the procedure)

What belongs exclusively to the service technician

  • Setting combustion parameters (CO₂, lambda)
  • Cleaning the burner and electrodes
  • Cleaning the heat exchanger
  • Checking and adjusting the gas pressure before the burner
  • Inspection of the safety valve and expansion vessel
  • Checking seals on the gas section
  • Replacing worn parts (O-rings, filters, sensors)
  • Testing the flue gas sensor and gas leak shutdown
  • Making an entry in the service log (a warranty requirement!)

System water pressure: the most common everyday check

This is task number one that every owner of a condensing boiler should perform regularly - at least once a month, before the season, and whenever the boiler reports a fault or unusual behavior.

Most condensing boilers operate with a system water pressure in the range of 1.0 - 2.0 bar (with cold water, i.e. without heating). The optimal value is typically around 1.2 - 1.5 bar. If the pressure drops below 0.8 bar, the boiler usually shuts down automatically and displays an error code (e.g. F22 for Bosch boilers). Conversely, if the pressure rises above 3 bar, it will start releasing water through the safety valve.

In practice, we often see owners top up water, raise the pressure to say 2.0 bar, and after a few days the boiler shuts down again. This is almost always a sign that the expansion vessel has lost its pre-charge pressure or is damaged - not that the system is "losing water." So if you have to top up water several times a year, call a technician instead of running around with a hose.

Condensate drainage: an underrated but critical system

A condensing boiler produces condensate - acidic water with a pH of around 3.5 to 5.5. During normal operation, a 24 kW boiler can produce 1.5 to 3 liters of condensate per hour. Over an entire heating season, that's an enormous amount of liquid. This water must flow smoothly into the sewer through a siphon (to prevent odors from coming back) and ideally through a neutralization box (mandatory in some areas, recommended everywhere).

In practice, we often see the siphon of the condensate drain hose become clogged with biological growth, limescale deposits or dust. The result? The condensate isn't drained, it accumulates in the heat exchanger, the boiler reports a fault, or - in a worse case - condensate leaks inside the boiler and damages the electronics. We've seen cases where a single clogged siphon caused several hundred euros of damage to the boiler's control board.

Recommended siphon cleaning interval: at least twice a year - once before the season and once in the middle (e.g. in January). Simply disconnect the siphon, rinse it with hot water, clean it with a brush and put it back. It's a 10-minute job anyone can handle.

If you have a neutralization box (calcium or magnesium carbonate granules), regularly check the condition of the granules. Once consumed, the granules lose their neutralizing ability - the condensate keeps flowing, but remains acidic. In most boxes, the granules last one heating season in a typical house, less with a larger volume of condensate.

Annual condensing boiler service: what the technician does and why doing it once every five years isn't enough

Every manufacturer of condensing boilers (without exception) requires an annual professional service as a condition for warranty validity. Not once every two years, not just when something breaks - once a year. For boilers in commercial buildings (restaurants, offices, small businesses), the interval may even be twice a year.

Many people think that the annual service is just a formality invented by manufacturers to make money. It isn't. Over our years of experience, we can say that boilers that weren't serviced are behind the majority of major (and expensive) failures. What exactly does the technician do during the annual service?

Cleaning and inspecting the heat exchanger

The heat exchanger is the heart of the condensing boiler. They are made of stainless steel or special alloys (aluminum-silicon alloys). It gets fouled by limescale deposits from combustion, as well as from the heating water (if the water quality is poor). The technician visually inspects the exchanger and, if needed, cleans it with a special acid-based agent (so-called flushing) or mechanically. A fouled exchanger increases gas consumption by 10 to 20% and shortens the boiler's lifespan.

Checking and cleaning the burner

The burner gets fouled by dust, oxides, and with poor-quality gas, also by sulfur compounds. The technician cleans the burner, checks the ignition and ionization electrodes, and checks the air gaps. Worn electrodes are replaced - typically every 3 to 5 years under intensive operation.

Measuring combustion parameters

This is why the technician carries a flue gas analyzer. The CO₂ (or O₂) and CO content in the flue gases are measured. For natural gas, CO₂ should be in the range of 8.5 - 10% (depending on the boiler and settings). CO content must not exceed 200 ppm (in most boilers, when functioning correctly, it's well under 50 ppm). If the values are out of range, the technician adjusts the gas valve (air/gas ratio). This setting directly affects the boiler's efficiency and safety.

Checking the expansion vessel

The expansion vessel is a pressurized vessel with a membrane and nitrogen pre-charge. The pre-charge should be set according to the building height and static system pressure - typically 0.5 to 0.75 bar for most family houses. If the membrane bursts or the pre-charge drops, the vessel stops performing its function and the boiler starts "shooting" water through the safety valve. The technician checks the pre-charge and, if needed, adds nitrogen or recommends replacing the vessel.

Checking the safety valve

The safety valve (typically set to 3 bar) should be tested once a year - the technician briefly opens it to verify that it isn't clogged with limescale deposits and that it actually opens when needed. Safety valves have a limited number of openings (approx. 10-20 over their lifetime), so if you notice the valve releasing water every winter, the problem isn't the valve itself, but the expansion vessel or an overfilled system.

Heating water quality: something many people underestimate

One of the most important, yet least discussed, topics regarding condensing boilers is heating water quality. Most owners simply fill the system with tap water and think that's enough. In some regions of Slovakia, where water hardness exceeds 15 °dH (degrees of German hardness), this can be a fast track to the demise of the heat exchanger.

Manufacturers of condensing boilers specify exact heating water parameters. Bosch, for example, recommends for boilers from 50 to 200 kW a water hardness of 1-2 °dH (almost demineralized) and pH 7.5-9. For smaller family boilers, the limits are slightly more tolerant, but the rule always applies: the softer the water, the better.

When first filling the system, or after any major intervention (radiator replacement, pipe repair), you should flush the system and possibly add a corrosion and limescale inhibitor (e.g. Fernox F1, Sentinel X100 or equivalent). These products create a protective layer on internal surfaces, prevent sludge build-up and extend the life of both the pump and the heat exchanger.

During servicing, the technician should always check a sample of the heating water (at least visually, ideally with a test strip or instrument). If the water looks black or brown - that's magnetite (iron oxide) and indicates the system is corroding. Solution: chemical flushing of the system, installation of a magnetic filter and adding an inhibitor.

Magnetic filter: a small investment, big protection

A magnetic filter (e.g. Fernox TF1, Adey MagnaClean or similar) is a device installed on the return pipe before the boiler that captures magnetic impurities - primarily magnetite from corroding steel radiators and pipes. It's cleaned once a year (or at every service) - simply disconnect it, wipe off the magnet, rinse it and put it back.

If you have an older system with old steel radiators and pipes, a magnetic filter is practically a must. Without it, sludge builds up in the pump (seizing), in the heat exchanger (reduced efficiency, overheating) and in thermostatic valves (poor control). We've seen this many times in practice - a €2,000 boiler ruined by dirty water from €100 worth of old radiators.

Checking the flue gas system (chimney / concentric pipe)

Condensing boilers are mostly turbo boilers with forced flue gas discharge. They use a concentric pipe (air-flue gas, so-called coaxial ducting) or a separate ducting system. Every year you should check:

  • Seals at joints - whether condensate leaks outward or the seal has failed
  • Cleanliness of the fresh air intake opening - cobwebs, bird nests, leaves
  • Condition of the outlet outside the building - whether it's covered by snow or ice in winter
  • Slope of the flue pipes - must be at least 3° away from the boiler (for condensate drainage)
  • Condition of the insulation on the outer part of the ducting (especially in cold environments)

A problem with clogged or damaged flue pipes will show up as boiler error codes related to combustion or a safety shutdown (the ionization sensor detects a problem with combustion). Thermostatic heads, valves and controls: the forgotten part of the system

A condensing boiler operates as part of a whole system. If the thermostatic valves on the radiators don't work properly, the boiler can't regulate correctly. Thermostatic valves should be tested at least once a year - turn from minimum to maximum and observe whether the radiator cools down and heats up. A stuck valve is a very common problem, especially if you don't operate it even once over the summer.

If you have a system with smart controls - for example the Bosch Easycontrol CT 200 - it's a good idea to also check the software of the control thermostat. Manufacturers release firmware updates that fix bugs and bring new features (especially in the area of weather-compensated control and heating curves). Smart controls can also report certain faults directly to your phone, which is a major advantage for cottages and houses without permanent supervision. Preparing the boiler before the season and shutting it down after the season

Before starting the heating season (September-October)

The ideal time for the annual service is September - before the season starts. The technician has time (isn't overloaded with emergency calls like in January), you have time to order any necessary replacement parts, and the boiler is ready for the season in top condition. As the owner, before starting the season you should do the following:

  • Check the water pressure - top up to 1.2-1.5 bar if it has dropped
  • Bleed all radiators
  • Visually check for any water leaks (stains on walls, damp spots)
  • Check the condensate siphon - flush it
  • Verify the function of the thermostat and program
  • Start the boiler and let it run through a heating cycle before the season begins

Shutting down after the heating season (April-May)

Most boilers run in summer mode during the summer (heating domestic hot water). In this mode the load is much lower than in winter, but the boiler still runs. A few things need to be done:

  • Check the condensate siphon (this was under its most intensive use last month)
  • If the boiler stands idle all summer (e.g. at a cottage), close the gas valve and leave the boiler disconnected
  • Make sure the boiler room is ventilated and dry
  • Record current error codes and consumption from the display (for comparison next season)

Condensing boilers and domestic hot water: specifics for instantaneous and storage tank systems

If you have a boiler with an integrated instantaneous domestic hot water heater - for example the BOSCH Condens GC2300iW 22/25 C - you should also pay attention to the secondary heat exchanger (DHW exchanger). This exchanger is very prone to limescale. If you have hard water, it can become so fouled within 2-3 years that it reduces hot water flow and the outlet temperature fluctuates. The technician cleans it chemically or replaces it.

For storage tank systems (DHW tank separate from the boiler), you should also monitor the tank anode (a magnesium anode protects the tank from corrosion, replace it every 2-3 years) and regularly perform a Legionella heat treatment - once a month, heat the tank to 70 °C and let circulation run to destroy bacteria. In most modern boilers (e.g. BOSCH Condens GC8700iW 30 P), this function is automatic and adjustable in the control electronics.

Error codes and diagnostics: read them, don't ignore them

Modern condensing boilers have sophisticated diagnostics. They display error codes (e.g. F22, F28, F75 for Bosch boilers) that tell you exactly where the problem is. Never ignore error codes and never reset them repeatedly without finding the cause. If the same code appears repeatedly, it's a systemic problem, not a coincidence.

The most common codes you'll encounter in practice:

  • F22 / Low water pressure - pressure has dropped below the minimum value, top up water, but if it recurs, address the expansion vessel
  • F28 / Ignition problem - the boiler fails to ignite; causes: closed gas valve, worn electrode, dirty burner
  • F75 / Pressure sensor or pump problem - either there's no pressure when the pump starts, or the sensor is faulty
  • F29 / Flame loss during operation - the flame goes out; causes: problem with gas supply, ionization electrode, leak in the combustion chamber
  • F32 / Fan fault - the burner fan doesn't spin up or spins slowly; possible cause: mechanical seizure, faulty motor capacitor

Lifespan of a condensing boiler and when to think about replacement

A properly maintained condensing boiler from a reputable manufacturer has a lifespan of 15 to 20 years. This applies to boilers from manufacturers such as Bosch, Vaillant, Viessmann, Junkers and similar. Cheap unknown brands may fail after just 5-7 years.

Signs that a boiler is nearing the end of its lifespan:

  • Repeated faults with increasing frequency
  • Replacement parts are no longer available (manufacturer has ended support for the model)
  • Cost of a single service intervention exceeds 40-50% of the price of a new boiler
  • Significantly increasing gas consumption with the same usage of the house
  • The heat exchanger is cracked or perforated (detectable by a pressure test)

Service log and warranty: what you need to have documented

This is the administrative side of things that many people ask about when buying, but then forget about. The boiler's service log (paper or electronic) must be filled in at every professional service. The technician records the date, work performed, measurement results, and certifies it with a signature and stamp.

Why is this important? When making a warranty claim or selling the house, the boiler's service history is proof that the equipment has been properly maintained. Without service records, the manufacturer may refuse a warranty repair. And when selling a house - a boiler with a complete service history is a guarantee for the buyer, not a burden.

Frequently Asked Questions (FAQ)

Do I have to have my condensing boiler serviced every year, even if it works without problems?

Yes, absolutely. Annual servicing is a warranty condition for practically every manufacturer. In addition, it's the only way to detect problems before they turn into a breakdown. A boiler that "works without problems" may have a fouled exchanger, reduced expansion vessel pre-charge, or worn electrodes - and all of this only shows up when it stops working, usually in January. Predictive maintenance is always cheaper than emergency service.

How do I know if the water pressure in the system is okay? Where do I see it?

Most condensing boilers have an analog or digital pressure gauge directly on the front panel. It shows the system water pressure in bar. The optimal value with cold water (without heating the system) is 1.0 - 1.5 bar. If the boiler is heated, the pressure naturally rises to 1.5 - 2.0 bar - that's normal. If the pressure with cold water drops below 0.8 bar, top up water via the filling valve (a hose or valve on the lower part of the boiler or on the water supply). If the pressure keeps dropping repeatedly, the cause must be identified by a technician.

Can I clean the condensate siphon myself, or do I need a technician?

You can and should clean the siphon yourself - it's a common household task that doesn't require any authorization. You'll usually find the siphon in the lower part of the boiler or on the drain hose leading to the sewer. Disconnect it (usually threaded or with spring clips), empty the contents, rinse with hot water, clean with a soft brush and put it back. Make sure some water remains in the siphon - this is the barrier against odors from the sewage system.

Why do I sometimes hear bubbling or knocking from my boiler? Is that normal?

It depends on when and what sounds you hear. Gentle bubbling when starting up or changing output is normal - that's water flowing in the system. Knocking, banging or louder gurgling may signal air pockets in the system (radiators need bleeding), limescale in the heat exchanger (the limescale layer "cracks" when heating) or a pump problem. I have a storage tank domestic hot water heater. What should I check in addition?

For storage tank systems, in addition to regular boiler maintenance, pay attention to: the condition of the protective anode in the tank (replacement every 2-3 years, a cheap task with a big impact on the tank's lifespan), regular heating to 70 °C once a month against Legionella bacteria, and the condition of the tank's thermal insulation (cracked or damp jackets significantly increase heat losses). If the tank is producing rust, it's time to replace the anode - if the anode is neglected for too long, the tank will start to corrode and will need to be replaced.
