When a customer is deciding whether to buy a condensing boiler, the first questions usually aren't about efficiency or output. The first questions are: Can I get a subsidy for this? Is it mandatory? How much will it cost me per month? And these three areas – subsidies, legislation, and real operating costs – are exactly what worries most people the most, yet are discussed the least concretely. In this article, I'll try to fix that. Not with marketing phrases, but with what actually applies in practice – things you learn differently on your tenth job than on your first.

Green Households and Its Successor
The Green Households (Zelená domácnostiam, ZD) program was for many years the best-known Slovak subsidy mechanism for renewable energy sources in family houses. However, it had a fundamental limitation: condensing boilers running on natural gas or LPG simply didn't qualify, since they are not a renewable energy source. The program supported heat pumps, solar collectors, photovoltaics, and biomass boilers.
So if someone told you that you can get a Green Households voucher for a condensing gas boiler, be skeptical. That's not true. What is true, however – and many overlook this – is that a condensing boiler can be part of a comprehensive home renovation that is subsidized from other sources.
The "Renovate Your House" Program – Where Condensing Boilers Have a Place
The Renovate Your House (Obnov dom) program, funded from Slovakia's Recovery and Resilience Plan, focuses on comprehensive energy renovation of family houses and apartment buildings. Here the situation is different. A condensing boiler can be an eligible investment as part of a comprehensive package of measures, which may also include, for example, facade insulation, window replacement, installation of controlled ventilation, and so on.
The key condition: the house must achieve at least a 30% reduction in heating energy demand. The amount of the subsidy for a comprehensive renovation of a family house can reach up to €14,000 – €19,000, depending on the energy class achieved and other conditions. So if you're planning a package of measures that includes a condensing boiler, it's definitely worth checking the current conditions of the call on the SIEA (Slovak Innovation and Energy Agency) website.
Municipal and Regional Subsidies
Some towns and higher territorial units (VÚC) have in the past had their own subsidy schemes for replacing old boilers with more environmentally friendly variants, including condensing ones. The Bratislava Self-Governing Region, for example, has at certain times supported the replacement of solid fuel boilers with condensing gas boilers, since the main motivation here was air quality rather than energy efficiency per se. We recommend always checking the current offer at your local or municipal office – these schemes change every year, and information found online from two years ago may be long outdated.
Tax Bonuses and Deductions – The Real Situation
In Slovakia, there is currently no direct tax deduction for installing a condensing boiler at the individual level (unlike, for example, in Germany, where this is common practice). Some companies may claim depreciation on the equipment if used for business purposes, but this is not relevant for an ordinary household. The only relevant tax-related topic remains state-supported loans through the ŠFRB (State Housing Development Fund), where you can obtain a subsidized loan for renovating an apartment or house, with a condensing boiler being an eligible expense.
Legislation and Obligations – What the Law Says
Is a Condensing Boiler Mandatory? The European ErP Directive
The European ErP (Energy related Products) Directive – specifically European Commission Regulation No. 813/2013 – has, since September 2015, effectively banned the sale of new boilers with low efficiency ratings. Specifically, this means that boilers labeled as "standard" or "low-temperature", which do not achieve the minimum seasonal efficiency (the so-called ηs – eta s), cannot legally be sold in the EU.
In practice, this means that every new boiler sold today in Slovakia is de facto a condensing boiler or at least meets condensing parameters. There is no legal way to buy a new standard gas boiler without condensation. So the question "do I have to switch to a condensing boiler?" is somewhat moot – if you're buying a new boiler, you have no other option than a condensing one (or another heat source).
However, this directive does not apply retroactively to servicing and operating existing old boilers – you can legally continue operating an old boiler as long as it works and meets emission requirements.
Emission Limits and Boiler Inspections
Act No. 137/2010 Coll. on Air and related decrees set out the conditions for operating combustion equipment. For households, what matters most is the regular inspection of the gas appliance by a certified inspection technician – usually once every 3 years for residential equipment and once a year for higher-output equipment above a certain threshold. The specific conditions and deadlines depend on the boiler's output, the type of gas, and the property insurance conditions.
In terms of NOx and CO emissions, condensing boilers have significantly better parameters than old atmospheric boilers. Therefore, in areas with poorer air quality (e.g., some towns in the Košice or Prešov regions), future emission restrictions could be a motivation to replace a boiler even before it reaches the end of its service life.
Mandatory Inspection During Installation – What You Need to Know
When installing a new condensing boiler, the installation must be carried out by an authorized person – a certified gas fitter with a valid authorization. After installation, the following steps follow:
- Gas installation inspection – carried out by an inspection technician, documented in an inspection report
- Commissioning of the appliance – usually carried out by a service technician from the manufacturer's or seller's authorized service
- Entry in the boiler room documentation (or boiler room log)
- Notification of the supply point to the gas distribution company, if there is a change in output or configuration of the supply point
Without a valid inspection report, your insurance company may refuse to pay out a claim in the event of damage related to the gas appliance. This is a point that many customers underestimate and only deal with when problems arise during a claim.
Flue Gas Discharge – Legislative Requirements
Condensing boilers are almost exclusively turbo boilers with forced flue gas discharge (type C – sealed combustion chamber). This has legislative consequences: the flue pipe must be routed through the perimeter wall or through the roof, with the outlet meeting the requirements for safe distances from windows, doors, building corners, and public spaces. These requirements are defined in STN EN 483 and in the manufacturer's installation instructions.
Specifically: the outlet of a coaxial flue pipe must not be closer than 300 mm to any opening into the building (window, door, ventilation), must not point directly at a neighboring building closer than 1 m, and must be positioned so that condensed water (condensate from the flue gas) does not drain onto a public sidewalk or onto a neighbor's private property. Real Operating Costs of a Condensing Boiler
Gas Price and Basic Calculation
The operating costs of a condensing boiler depend primarily on the price of natural gas and the amount of gas consumed. The price of gas for households in Slovakia ranges (as of late 2024) roughly between €0.065 – €0.090/kWh including distribution fees and VAT, with the specific rate depending on the distribution area, tariff, and supplier.
Indicative annual gas consumption for a family house with a condensing boiler:
- Older uninsulated house, 150 m², Central Slovakia region: 18,000 – 25,000 kWh/year of gas → annual costs of €1,200 – 2,000
- Insulated house, 150 m², new construction or after renovation: 8,000 – 13,000 kWh/year → €520 – 1,050/year
- Apartment in a prefab building, 70 m², after insulation: 4,000 – 7,000 kWh/year → €260 – 560/year
Important detail: these figures also include heating domestic hot water, which for an average family accounts for 15–25% of annual gas consumption. If the boiler heats domestic hot water exclusively via a tank (non-instantaneous heating), the consumption for domestic hot water is usually lower than with instantaneous solutions.
Actual Savings Compared to an Old Boiler – Real Figures
Replacing an old atmospheric boiler (efficiency 78–82%) with a modern condensing boiler (efficiency 105–109% Hi, i.e. 92–96% Hs) brings real savings of 15–25% in gas consumption. Not 30–40%, as is sometimes written – that would only apply when compared with a truly outdated, poorly regulated boiler combined with a low-temperature heating system.
A real-life example: a customer in Žilina, a family house of 180 m² from the 1980s, with an original atmospheric Dakon 24 kW boiler. Annual gas consumption before replacement: 28,500 kWh. After replacing it with a 20 kW condensing boiler with weather-compensation control and correctly set heating curves: 22,800 kWh – a saving of 5,700 kWh/year, which at a price of €0.075/kWh amounts to €427/year. Investment in the boiler and installation was about €2,400 – payback period of 5.6 years. Without any subsidies, purely from savings.
Service Costs – Annual Service and What It Costs
A condensing boiler requires regular annual servicing. This is not just a manufacturer's recommendation – most insurance and warranty conditions require it. The average price of a service inspection for a condensing boiler (excluding spare parts) ranges from €60 to €130 including VAT, depending on the region, brand, and service company.
What a standard annual service includes:
- Visual inspection of the boiler and connected components
- Cleaning the combustion chamber and heat exchanger
- Checking and adjusting combustion parameters (CO, CO₂, lambda)
- Checking condensate drainage and the neutralization box
- Checking system pressure and expansion tank function
- Checking safety features (safety valve, high-limit thermostat)
- Entry in the service log
Common spare parts replaced during servicing (depending on condition) include seals, anode (for combi boilers with a tank), and filters. Every 5–8 years it's time to replace the circulation pump (€40–120 for the part plus labor) or the expansion tank (€30–80). Condensate – A Hidden Operating Cost
A condensing boiler produces condensate – acidic water (pH 3–5) formed from the moisture contained in the flue gases. The amount of condensate ranges from 1 to 3 liters per hour at full output. This water must be drained into the sewage system. Most municipalities in Slovakia tolerate direct discharge into the wastewater sewer – Act No. 364/2004 Coll. on Water essentially allows this for households with a boiler output of up to 200 kW without neutralization, although some distribution companies require condensate neutralization under their water management contracts.
A neutralization box costs €20–60, and the filling (granulate) needs to be replaced once every 1–2 years – an additional €10–20 per year. Not an astronomical cost, but one to keep in mind.
Total Cost of Ownership over 15 Years – An Example
For a realistic assessment of the investment, it's good to look at TCO (Total Cost of Ownership) – the total costs over the boiler's lifespan. A condensing boiler, with proper maintenance, has a service life of 15–20 years.
- Boiler purchase price: €900 – 2,200 (depending on output and brand)
- Installation: €400 – 900
- Inspection and commissioning: €80 – 180
- Annual service × 15 years: €1,200 – 1,800

Compared with a heat pump (purchase price €8,000 – 18,000 plus installation), a condensing boiler clearly wins in terms of lower upfront investment, although at higher gas prices the total operating cost over 15 years may be comparable. Documentation You Will Need
If you're applying for any form of subsidy or a subsidized loan, you'll need fairly extensive documentation. From experience, we recommend preparing the following documents before submitting your application:
- Certificate of ownership – no older than 3 months (obtainable through the cadastral portal)
- Energy certificate of the building – mandatory for Renovate Your House applications; prepared by a certified energy auditor (cost €200–500 depending on scope)
- Project documentation – mandatory for larger installations and outputs above 50 kW; for standard household boilers, a technical report from the installer is sufficient
- Invoices and contracts with the supplier – some schemes require supplier approval before work begins
- Photo documentation of the original condition – photograph the old boiler, the installation space, and connections before dismantling

Most subsidy schemes have closed calls with a limited allocation of funds. When the money runs out, the round closes. So a simple piece of advice applies: if you're interested in a subsidy, keep an eye on the current status of the call at SIEA.sk and don't wait until the last moment. In practice, we've seen customers who scheduled their installation for September, only for the call to close in June. The installation was completed, but without the subsidy.
Another practical tip: never start work before your application is approved, unless the conditions expressly allow it. Retroactive funding is not possible under most schemes.
Most Common Customer Mistakes in Selection and Purchase
Over years of experience, the same mistakes keep recurring. Here's a summary to help you avoid them:
- Oversizing the output – people buy a 28 kW boiler for a 100 m² apartment "just to be safe." Result: the boiler runs in short cycles (so-called cycling), condensation doesn't have time to work properly, efficiency drops, and wear increases. - Neglecting the controls – a condensing boiler without good weather-compensation control and correctly set heating curves performs much worse. Investing in good controls (€50–200) pays for itself within 1–2 heating seasons.

Can I get a subsidy for a condensing boiler if I'm only replacing the boiler and nothing else?
In most cases, no, if we're talking about replacing a gas boiler with another condensing gas boiler. National subsidy schemes (Renovate Your House) require a comprehensive package of measures leading to a measurable reduction in the building's energy demand. Simply replacing the boiler usually doesn't meet this criterion. Exceptions may be some municipal schemes focused on air quality – these sometimes fund the replacement of the heat source itself without further conditions. We recommend checking with your local or municipal office.
How much will I save after replacing my old boiler with a condensing one?
The real savings in gas consumption when replacing an atmospheric boiler with a condensing one range between 15 and 25%. This depends on the age and condition of the original boiler, the quality of the controls, the nature of the heating system (underfloor heating is more ideal than old cast-iron radiators), and how well the new system is set up. Higher savings (25–30%) can be achieved when a condensing boiler is combined with a low-temperature heating system and quality weather-compensation control.
Is it mandatory to have a condensing boiler, or can I keep my old one?
It is not mandatory to replace an existing functional boiler with a condensing one. The ErP Directive bans the manufacture and sale of new non-condensing boilers from 2015 onwards, but it does not retroactively restrict the operation of existing ones. As long as your boiler meets emission limits and is safe, you can keep operating it. However, in the event of a breakdown or end of service life, you have no legal option for replacement other than a condensing boiler or another modern heat source (heat pump, biomass boiler, etc.).
How long is the payback period for investing in a condensing boiler?
When replacing an old atmospheric boiler and without subsidies, expect a payback period of 5–9 years, depending on the gas price, the amount of savings, and the boiler's purchase price. If it's part of a comprehensive renovation and you receive a subsidy covering part of the costs, the payback period can shorten to 3–5 years. A condensing boiler has a service life of 15–20 years, so the investment usually pays for itself several times over during that period.
Do I need to inform the gas company about the boiler replacement?
Yes, the consumer is obliged to notify the distribution company of a change in the installed output of appliances if there is a change in the consumption profile or if the contracted output is exceeded. In practice, this is usually handled by your installer or service technician when commissioning the appliance. A new or updated inspection report may also be required.
Can a tenant have the boiler replaced at their own expense and apply for a subsidy?
Most subsidy schemes are conditional on property ownership – the applicant must be listed as the owner on the certificate of ownership. A tenant, without the owner's consent and cooperation, is not an eligible applicant. In some schemes, the owner may authorize the tenant or enter into a special agreement with them, but this is an exceptional situation and should be discussed directly with the administrator of the relevant call.
