From experience, I know that most customers get a nice service record made at the time of purchase and then forget that the boiler needs any regular checks at all - until something breaks down. And that is the most expensive approach you can take. A condensing boiler with an indirectly heated storage tank has several components, each with different maintenance requirements, and neglecting even one of them can lead to loss of warranty, increased gas consumption, shortened lifespan, or in the worst case, a breakdown at the most inconvenient time - in the middle of a January frost.

Why maintenance of a boiler + storage tank set differs from a standard boiler

If you only have a boiler with instantaneous DHW heating, the situation is relatively simple. With a set that includes an indirectly heated storage tank (cylinder), new elements are added: the storage tank with its own hydraulic circuit, a larger expansion vessel for the DHW circuit (or a separate one), the storage tank's safety valve, a magnesium anode, a storage tank temperature sensor, and a connecting hydraulic system - in some sets, for example Thermolink P, a special distributor allowing direct connection of the storage tank to the boiler without an additional pump.

Each of these elements has a different service life and different requirements. The storage tank itself is very robust and, with proper maintenance, lasts 20 years or more. But a magnesium anode without replacement lasts 2-4 years, after which corrosion of the tank begins, and within the next few years you will need to replace the storage tank - which is thousands of euros wasted unnecessarily.

Annual boiler service inspection: what exactly a technician does

The foundation of the whole maintenance system is the annual professional service inspection of the condensing boiler. This must be carried out by an authorized service technician - otherwise the manufacturer will not honor your warranty. This applies to all common brands, including Vaillant and Protherm. What a service technician typically checks and does during the annual condensing boiler inspection:

  • Visual inspection of the boiler and its surroundings - signs of gas leaks, water leaks, corrosion, condition of the casing and connections
  • Cleaning of the burner and heat exchanger - the condensing heat exchanger gets fouled with soot and condensate; a fouled exchanger increases gas consumption and reduces output
  • Checking and cleaning the condensate siphon - the siphon must be free-flowing and filled with water (water seal function); a clogged siphon can cause the boiler to lock out
  • Measuring combustion parameters - CO₂ or O₂ content in flue gases, CO, flue gas temperature; these values reveal whether the boiler is combusting properly
  • Checking seals and joints - gas seals, water seals, flue gas seals
  • Checking the heating expansion vessel - pre-charge pressure (typically 0.8-1.2 bar depending on system height), membrane condition
  • Checking the circulation pump - noise, correct function, venting
  • Checking system pressure - typically 1.0-1.5 bar for a cold system
  • Checking the heating safety valve - seal, functionality
  • Checking controls and programs - correctness of settings, possible firmware update (for modern boilers such as the ecoTEC pro with Multimatic controls)
  • Checking the flue gas duct - free flow, seals, condition of the compensator

The entire inspection takes an experienced technician 45-90 minutes. A shorter inspection is suspicious - some items require time. A good technician will show you the measured flue gas protocol after the inspection and confirm the service record.

Domestic hot water storage tank: what and when to check

The storage tank is the part of the set that is most often overlooked during routine maintenance - because it "sits quietly in the corner and doesn't say anything." Yet it is precisely the storage tank that requires several specific checks that are not automatically performed during a routine annual boiler inspection, and you must specifically request them or include them in an extended inspection.

Magnesium anode: the most important element of the storage tank

The magnesium anode is a rod of pure magnesium that hangs inside the storage tank and protects the steel tank from corrosion by an electrolytic principle - the magnesium sacrifices itself instead of the steel. It is a cheap consumable part (price €20-60), but without its regular inspection and replacement, the storage tank will start to corrode from the inside.

How quickly the anode wears out depends on:

  • Water hardness - in areas with hard water (most of Slovakia), wear is faster
  • Heating temperature - higher DHW temperature speeds up electrolytic processes
  • Volume of water drawn off - the more DHW you use, the faster the anode wears
  • Presence of a water softener - softened water paradoxically speeds up anode wear

As a rule of thumb: first check after 2 years, then annually depending on the condition. The anode must be replaced if its diameter has dropped below 50% of its original value. In practice, this means that with hard water and intensive use, the anode lasts 2-3 years, and with softer water, 4-5 years.

Checking the anode is not difficult - the technician unscrews the blanking plug at the top of the storage tank (where the anode is screwed in), pulls it out and visually assesses its condition. On some models, access is more complicated and the storage tank needs to be moved slightly. For example, in the set Protherm Gepard Condens 25 MKO + FE 120 BM dolná + Thermolink P, the FE 120 BM storage tank is located under the boiler, so access to the anode needs to be dealt with in terms of the space available.

Signs that the anode is depleted or the storage tank is starting to corrode: brown water when hot water is turned on (especially after a vacation or a longer period of inactivity), a sulfur (rotten egg) smell from the hot water, and visible rust deposits.

Checking the inside of the storage tank and limescale deposits

Water always contains minerals - calcium, magnesium, other salts. When heated to 55-65 °C, they precipitate and settle on the bottom of the storage tank and on the wall of the heat exchanger (for storage tanks with an internal coil). A 1 mm layer of limescale reduces the heat exchanger's output by about 5-10%; a 5 mm layer is already a serious problem - output drops, the boiler has to run longer, and gas consumption rises.

Professional descaling of the storage tank (chemical flushing with acid) is recommended every 5-8 years for standard water hardness, and every 3-5 years for hard water (above 2 mmol/l, which applies to most of Bratislava, Trnava, and the Nitra region). If you have a water softener or a polyphosphate doser on the water supply, you can extend the interval.

How do you recognize that the storage tank is scaling up? Longer heating time for the same consumption, increased cracking and "banging" from the storage tank during heating (limescale cracking due to thermal expansion), and in advanced stages, reduced storage tank capacity - meaning less hot water than you are used to.

Storage tank safety valve: the check that half of everyone neglects

A DHW safety (pressure relief) valve, usually 6 bar or 8 bar, is installed on the cold water supply to the storage tank. Its job is to protect the storage tank from being overpressurized during heating (water expands when heated and pressure increases).

You must periodically manually open the storage tank's safety valve and check that it actually drips, closes tightly again, and is not corroded. Interval: every 6 months, or at least once a year during the service inspection. In practice, this is done simply - there is a drain (a small pipe to the sewer) next to the storage tank; you turn/lift the valve handle for 2-3 seconds, see whether water flows, and then release it - the valve should close on its own and stop dripping.

If the valve keeps dripping after closing: either there is dirt inside, or the valve is worn and needs to be replaced (cost €10-30 for the part). If the valve could not be opened by hand at all, it is probably corroded - it needs to be replaced, as it is not performing its function. Not replacing such a valve is a safety risk.

Note: the storage tank's safety valve is different from the heating system's safety valve. These are two different circuits, two different valves.

Expansion vessel for the DHW circuit

With tank-based DHW heating, in addition to the heating system's expansion vessel, an expansion vessel for the DHW circuit is also needed - or the storage tank must have another way of absorbing the volume of water during heating (for example, via the safety valve, if the system is open). In closed systems with a connected pressurized DHW storage tank (which is the case for most modern installations), this expansion vessel is separate, red, usually 8-18 liters, installed on the cold water supply to the storage tank.

Checking this expansion vessel: the pre-charge pressure is checked the same way as for the heating one - via the air valve (a Schrader valve, similar to a car tire valve). The pre-charge should correspond to the static water pressure at the installation location (usually 2.5-3.5 bar). The membrane cannot be repaired - if damaged, the entire vessel must be replaced. Check every 2 years, practically at every other boiler service inspection.

Hydraulic circuit and circulation: what to monitor during the season

With a boiler + storage tank set, the overall hydraulic circuit is somewhat more complex than with an instantaneous boiler. The boiler heats the storage tank via a primary circuit (the coil inside the storage tank), for which either a separate storage tank pump is used (in some sets), or the boiler pump in combination with a control valve.

In sets with a Thermolink P (for example Protherm Gepard Condens 12 MKO + FE 120 BM dolná + Thermolink P), the connection is handled differently - Thermolink P is a hydraulic connector that allows the storage tank to draw heat directly from the boiler circuit without the need for an additional pump. This system is simpler and more reliable, but here too you need to check the pressure, seals, and correct function of the controls.

Venting the system

Air in the system is a silent enemy: it causes noise (gurgling, cracking in pipes and radiators), reduces circulation, and can lead to corrosion damage to pipes. Check the vents (both automatic and manual) every autumn before starting the heating season:

  • Check every radiator to see whether water drips or air escapes from the manual vent valve when slightly opened
  • The automatic vent on the boiler must have its cap open (freely open, not closed), otherwise it won't perform its function
  • Vent the system after every top-up of water

Water quality in the heating circuit

Water in a closed heating circuit should be chemically treated - pH 7.5-9.5, hardness maximum 2 mmol/l, without chlorides. If you have never added a corrosion inhibitor, it's time to start. Once every 3-4 years, have a technician take a sample and check the pH and oxygen/inhibitor content. Corrosion in steel pipes produces magnetite (black sludge), which settles in the pump, heat exchangers, and valves - and preferably in the narrow channels of the boiler's heat exchanger, where flushing is not easy.

Storage tank temperature settings: safety and efficiency

The temperature to which the storage tank heats the water directly affects three things: safety (risk of Legionella), energy efficiency, and wear of the anode and storage tank. Here is what a technician always checks and what you should know:

Minimum heating temperature: 60 °C, ideally 65 °C. Legionella pneumophila - the bacterium that causes Legionnaires' disease - survives in stagnant warm water at temperatures of 20-50 °C and dies at 60 °C (in 30 minutes) or instantly at 70 °C. For this reason, it is recommended to heat the storage tank to 65-70 °C at least once a week, the so-called thermal cycle. Modern controls such as Vaillant Multimatic do this automatically according to a programmed schedule.

Maximum temperature: most storage tanks are designed for a maximum of 85-90 °C, but the normal operating temperature should not exceed 65-70 °C in the long term, because above this temperature the formation of limescale and anode wear increase exponentially.

Setting in practice: for the set Vaillant VU 246/5-3 ecoTEC pro + VIH Q 75 B, the technician sets the storage tank temperature via the Multimatic 450 controls, which allow the target storage tank temperature and an automatic Legionella cycle to be set. What you can handle yourself and what a technician must do

It's important to know where the line is between what the owner can and should do themselves, and what must be performed by an authorized service technician. The division is as follows:

You can do yourself:

  • Check the system pressure on the boiler's pressure gauge (every month during the season)
  • Top up water in the system via the filling valve (if pressure drops below 1 bar); note how often you do this - repeated topping up means there is a leak
  • Vent radiators using manual vent valves
  • Test the storage tank's safety valve (opening the handle for 2-3 seconds)
  • Check that the condensate siphon is not dried out (a visible hose from the boiler, which must remain moist)
  • Clean the coarse dirt filter on the gas or water supply (if installed and you have the instructions)
  • Monitor the frequency of error messages and record them

Must be done by an authorized service technician:

  • Annual boiler service inspection (everything listed above)
  • Cleaning the burner and heat exchanger
  • Flue gas measurement (requires a certified instrument)
  • Checking and replacing the storage tank's magnesium anode
  • Checking and possibly replacing the storage tank's safety valve (as a part, not just testing it)
  • Filling the system with inhibitors and chemical water treatment
  • Any work on the gas circuit
  • Replacing parts (pump, valves, seals, control unit)

Maintenance mistakes I see most often in practice

Over the years, a certain pattern keeps repeating. A customer buys a nice set - for example Vaillant VU 246/5-3 ecoTEC pro + VIH R 120 B - a technician does the first inspection after a year, the customer pays, is satisfied, and postpones the second inspection to "later." One year turns into three. The boiler still works, and the customer says "nothing suggests a problem." Then a problem appears - either a clogged condensate siphon shuts down the boiler, or the storage tank starts leaking due to corrosion, because the anode was gone two years earlier. Result: unnecessary expenses of €500-2,000, when an annual service inspection costs €80-120.

The second most common mistake: the customer sets the storage tank temperature to 45 °C "to save energy." Result: perfect conditions for Legionella and much faster fouling of the storage tank with bacterial biofilms. A storage tank temperature below 60 °C is a health risk, even if you don't see any problem in the short term.

The third mistake: an inspection performed by a technician without a protocol. If the technician leaves and only tells you verbally "it's fine," you don't know what was actually checked. Always request a written service protocol - it is your proof for warranty claims, and it also helps the next technician who comes a year later.

Special situations: prolonged absence, cottages, seasonal heating

For cottages and properties where heating and DHW heating are used seasonally, or which are left unattended for long periods, maintenance needs to be approached differently.

Before leaving for a longer period (more than 2-3 weeks): set the boiler to "vacation mode" (protection mode) - it maintains a minimum temperature in the system to prevent freezing, but does not keep heating the storage tank. Set the DHW storage tank to a minimum temperature (50-55 °C) or turn it off if you are sure the water in the storage tank won't sit for long. Long-standing water at low temperature is an environment for Legionella.

After the storage tank has been stagnant for a long time: before first using the water, heat it to 65-70 °C, let it sit for 1-2 hours, and then flush it out - run all hot water taps for 2-3 minutes.

Winterizing vs. heating: if you winterize the property and drain the system, you must vent and refill the entire system again when refilling, and possibly check the condensate and seals. Always call a technician at least for the first start-up after winterizing.

What to monitor on the controls and how to interpret error messages

Modern condensing boilers are equipped with diagnostics that tell you what is happening via a numeric code or symbol on the display. It's good to know what these codes mean and to be able to record them for the technician. Each brand has different codes - for Vaillant ecoTEC these are codes in the form Fxx (fault) or Sxx (status), for Protherm Gepard Condens, Exx codes. A brief overview of typical situations:

  • Low system pressure (e.g. F22 for Vaillant): top up water in the system, check whether it recurs. If so, there is a leak somewhere in the system.
  • Storage tank temperature sensor fault: check the sensor cable and contacts. It could also be a faulty sensor.
  • The storage tank does not heat up within the required time: fouled storage tank coil, weak flow in the primary circuit, or possibly a problem with the pump or the three-way valve.

Never postpone the check for more than 3 years - the risk that the storage tank will start to corrode then becomes real.

Can I set the storage tank temperature to 45-50 °C to save energy?

No, that is a health risk. At temperatures below 55 °C, Legionella pneumophila - a bacterium that causes severe pneumonia - can multiply in the storage tank. The minimum recommended operating temperature is 60 °C, and the system should reach 65-70 °C at least once a week (Legionella cycle). The storage tank's safety valve keeps dripping constantly - is this normal?

No, it isn't. Slight dripping during heating (when the water expands) is normal only if a DHW circuit expansion vessel is not installed - in that case, an expansion vessel needs to be added. If the code repeats or the boiler doesn't work at all, call an authorized service. Never touch the gas parts of the boiler yourself.
