This is check number one. A cold low-temperature boiler should have a circuit pressure between 1.0 and 1.5 bar. If you regularly notice a drop below 0.8 bar, the system is losing water somewhere – either there's a leak, or the safety valve is discharging every time the boiler starts up. Overfilling above 2.5 bar is also a warning sign, as it strains the safety valve and the entire piping.

Practical example: a customer in Bratislava bought a house with a ten-year-old boiler. Every month he had to top up the water because the pressure kept dropping to 0.5 bar. We discovered that the expansion vessel had zero nitrogen charge pressure – the membrane was ruptured. 2. Visual Leak Inspection

Once a month, it's worth checking under the boiler, at the tank's connection fittings, and at the joints of the tank's safety valve. A white limescale coating or dried water stains are warning signs. In boiler rooms without direct daily visibility (for example in a basement), placing a white sheet of paper under the boiler helps – a colored stain will show up on it much sooner than you'd otherwise notice.

3. Tank Safety Valve and Tank Expansion Vessel

The hot water safety valve (usually set to 6 bar) should be manually lifted with your finger once a month, allowed to release a bit of water, and then released back. If the valve doesn't work or keeps dripping continuously, it needs to be replaced – it's a cheap part (€5–15), but critical for safety. A tank without a functioning safety valve can burst if the thermostat fails.

Bleeding the Heating System and Radiators

Air in radiators reduces performance and causes noise. In autumn, before the heating season starts, bleed all radiators from the top floor downward. The expansion vessel has two chambers separated by a membrane. The nitrogen charge pressure on the cold side should typically be 0.8–1.0 bar for systems with a circuit charge pressure of 1.2 bar (the exact value depends on the height of the building). Check: disconnect the boiler, drain the circuit to zero bar, measure the nitrogen pressure through the valve stem. If it's below 0.5 bar, top it up with nitrogen or dry air using a bicycle pump – this is a DIY task anyone can handle.

Checking the Storage Tank Temperature Setting

In spring, when heating is switched off, it's worth checking the setting of the tank thermostat. The minimum safe temperature is 60 °C – below this value, Legionella pneumophila bacteria can multiply. If your tank is set to 55 °C for energy savings, consider activating the anti-legionella program (heating to 70 °C) at least once a week, if the boiler offers it. Annual Professional Service – What the Technician Must Check

The annual service should be carried out by a certified technician (with certification for the relevant gas boiler brand). The following tasks are not DIY – they are either dangerous without professional training or require measuring instruments.

Burner and Combustion Process Check

Low-temperature boilers (unlike condensing ones) have higher flue gas temperatures – typically 150–200 °C. The technician measures CO, CO₂, O₂, and flue gas temperature with an analyzer. Correct values for natural gas: CO₂ 8–10%, CO below 50 ppm, excess air λ 1.2–1.4. If the values are out of range, the burner and secondary air need to be cleaned, or the gas settings adjusted. A clogged burner increases gas consumption and shortens the heat exchanger's lifespan.

Cleaning the Heat Exchanger

Low-temperature boilers accumulate less soot than old boilers with high flue gas temperatures, but soot still builds up. The technician removes the burner, checks the heat exchanger tubes, and if needed, cleans them with a special brush and vacuums out the soot. A heat exchanger with 1 mm of soot buildup increases fuel consumption by 3–5%.

Checking and Adjusting the Tank Priority Three-Way Valve

The (motorized) three-way valve switches the hydraulic circuit between heating and tank water heating. Common fault: the valve gets stuck in one position (always heating or always heating the tank). The technician checks the switching time (typically 15–30 seconds), the sealing, and the mechanics of the valve. If the valve draws more than 5 W at rest, the motor may be damaged.

Tank Anode Replacement

This is one of the most important and most often underestimated service tasks. A magnesium or zinc anode (the so-called sacrificial anode) protects the steel tank against corrosion by electrolysis. The anode is gradually consumed – depending on water hardness and electrochemical composition, it can last 1–3 years. In Slovakia, where water is moderately hard (150–250 mg CaCO₃/l), we recommend checking the anode every year and replacing it based on its actual condition.

What a worn anode looks like: the original rod has a diameter of 26–33 mm and a length depending on the tank. Once it's reduced to a diameter below 15 mm or is shorter than 50% of its original length, it should be replaced. Cost: €8–25 for the part, 30–60 minutes of labor.

What happens if you don't replace the anode: the tank starts corroding from the inside. The first sign is rusty water when you open the tap in the morning. The second sign is an unpleasant hydrogen sulfide smell (like rotten eggs) – this is a biological reaction of corrosion with the sulfur in the anode. The third and final sign is a leaking tank. And you can't repair a tank – you can only replace it.

Checking the Circulation Pump

The circulation pump in modern low-temperature boilers typically has an electrical input of 30–80 W (less for boilers with EC motors). The technician verifies that the pump runs quietly, without vibration, and without exceeding 50 °C on its casing. If the pump "hums" or makes a metallic sound, the bearings may be worn or the head may be clogged with sand and sediment. Pump replacement is the most common service intervention after 6–10 years of operation.

Checking the Tank Temperature Sensor (NTC Sensor)

The NTC sensor immersed in the tank controls the entire heating priority logic. If the sensor shows a deviation greater than ±2 °C from the actual water temperature (measurable with an external thermometer when draining), it's time for a replacement. For atmospheric boilers (atmoTEC series), the chimney is a critical element of the entire system. Unlike turbo boilers, which have a closed air circuit, an atmospheric boiler draws combustion air from the installation space. This means that:

  • The boiler room must have sufficient air supply (a minimum opening of 150 cm² per 10 kW of output)
  • The chimney must be regularly swept – at least once a year for a gas appliance (a legal requirement)
  • The chimney must have the correct draft: for low-temperature boilers this is typically 0.05–0.12 mbar at rated output
  • A chimney inspection should be performed by a certified chimney sweep company every 3 years

In areas with hard water (over 250 mg CaCO₃/l – common in Bratislava, Nitra, Trnava), limescale builds up in the tank and on the heat exchanger coils. A 1 mm layer of limescale reduces heat transfer by about 10%, a 3 mm layer by 25–30%. This means the boiler has to burn longer to reach the desired temperature – and you pay for it in gas.

Tank descaling is done either chemically (an acid solution pumped into the tank) or mechanically (cleaning after opening the inspection hatch). Recommended frequencies:

  • Soft water (below 100 mg/l): check every 5 years
  • Medium hardness (100–250 mg/l): check every 2–3 years, descale as needed
  • Hard water (over 250 mg/l): descale every year, consider installing a water softener

Flushing the Tank and Removing Sediment

Sediment gradually builds up at the bottom of the tank: fine particles of limescale, corrosion, and sand. Once every 2–3 years, it's advisable to drain the tank, let the water loosen the sediment, and drain it out through the drain valve. Procedure: shut off the cold water supply, open a hot water tap somewhere in the house (to allow air in), open the tank's drain valve and drain it. Let several liters of water flush through the drain valve (not through the outlet pipe) so the sediment comes out.

Every service intervention should be recorded in the boiler's service log (physical or digital). There are three reasons for this:

How often should the anode of a tank connected to a low-temperature boiler be replaced?

This depends on the water hardness in your area. With soft water (below 100 mg/l), the anode can last 3 years. Can I top up the pressure in the boiler circuit myself, or do I need to call a technician?

Topping up the pressure (the so-called circuit filling) via the boiler's filling valve is a common DIY task that any owner can handle. Follow the boiler's manual – typically you open the filling valve slowly until the pressure gauge shows 1.2 bar, then close it. The boiler heats the tank, but the water from the tap is never hot enough. Where should I look for the cause?
